Q:  When is my rent due?
A:  All of our lease agreements are made to meet individual tenant needs, so refer to a copy of your lease agreement for specifics. Typically, however, lease payments are due by the first or fifth of each month. If you have misplaced the copy of the lease you signed, you may request one by clicking here.
 
Q: Who do I call for repairs or problems at my home?
A: We promise to get someone to you as fast as possible to make your living experience the best that it can be. To this end, we have teamed up with several local service providers that will work directly with you to fix your problem. All requests for repairs must be written. Q: What do I do if I can't make my rent payment?
A: Obviously this is a problem we run into on occasion, but it doesn't have to be an overwhelming situation. If you know that you are going to be late, please contact us as soon as possible to let us know the situation you are in. We can work with you to find assistance from many local programs.

The bottom line is that we want to provide you a quality place to live for a reasonable amount of rent. Our current policy is that payments are due and late fees are assessed according to the lease agreement. On all of our properties, however, any tenant who does not pay rent in full within 20 days of the due date will be asked to leave the property.

 
Q: I have heard that you have an incentive program for tenants that pay their rent consistently on time each month - what's this program all about?
A: We do! We appreciate our tenants (our customers!) and want to provide them with the best possible arrangements - and we offer rewards to our customers who work with us to stay current on their obligations. More details can be seen here.
 
Q: Is it true that I may be able to actually own the home that I am renting?
A: It could be! Under certain circumstances with our best customers, there are opportunities for ownership of the properties we rent. If you have been a consistent on time customer, and would like to hear more about this opportunity, send us a note by clicking here.
 
Q: What am I responsible for in taking care of the property I am renting?
A: This may vary depending on what location you are at. We offer a wide variety of packages to our tenants to help meet their needs. If you are unsure, send us a note or check your lease agreement. Generally, tenants are responsible for normal upkeep of the property including lawn care and basic maintenance.
 
Q: When will I get my security deposit back?
A: After you have fulfilled your lease obligations and have left the property in satisfactory condition an inspection will be conducted and it will be determined if there is any damage or basic maintenance that a tenant has failed to do which might cause us to withhold part or all of the deposit on file. If it is decided to withhold money from your original deposit, you will be notified in writing as to the reasons why and will receive an itemized listing that explains our decisions to you.
 
Q: What all do I need to do if I want to move or leave the property?
A: Make sure you contact us first! We value our tenants as customers and will work with you in an effort to get you to stay with us. Many times our tenants want to move to save only $20 or $30 a month - but the expense of moving can be many times that amount! Our service, our fair market rents, and our incentives are designed to make you feel at home and keep you as our customer for as long as you need a place to call home.
